Booking conditions

Reservations are subject to availability and confirmation of payment.
To validate the reservation, the guest must make the payment as indicated in the respective advertisement.
The booking fees, deposit, cleaning fee or any other charges are those shown in the corresponding advertisement at the time of booking.
All prices include VAT at the legal rate in force.

 

Payment methods

Reservations can be paid for by American Express, Visa or MasterCard credit card.
Payments by bank transfer can be accepted upon request and approval by the team.

 

Cancellation policy


- Cancellations made at least 30 days before check-in: full refund to the guest.

- Cancellations between 7 and 30 days before check-in: 50% of the total price of the reservation.

- Cancellations less than 7 days before check-in: the total amount of the reservation will be charged (100%).

- Cancellations made within 48 hours of booking: full refund, provided the cancellation takes place at least 14 days before check-in.

Cancellation policies may differ in some advertisements - in which case the respective policy will be shown on the booking page.

 

In the event of an overbooking situation (i.e. simultaneous reservations for the same accommodation), the guest acknowledges and accepts that Keep Properties may reallocate the reservation to an accommodation of equivalent or higher category, at no additional cost. The quality of the alternative accommodation will be at least equal to that of the accommodation initially booked. In this context, the guest will not be entitled to any compensation from Keep Properties.

 

Conditions of stay

The person making the reservation must be at least 18 years old and remain in the accommodation for the duration of their stay. Minors under the age of 18 can only be accommodated if accompanied by an adult who made the reservation.

You must provide a valid address and telephone number.

Pets are not allowed, unless expressly stated in the advertisement. Smoking and parties are prohibited inside the accommodation.

Once the booking has been confirmed, you will receive an e-mail and/or SMS with the booking details and essential information about the accommodation.

Under the terms of Article 45(1)(a) of the Convention implementing the Schengen Agreement, accommodation for foreign nationals must be notified to the Foreigners and Borders Service. Therefore, all guests without Portuguese nationality must provide their identification details by the time they check in, via the Accommodation Bulletin.

The number of guests indicated on the reservation may not be exceeded. Otherwise, Keep Properties reserves the right to ask the excess guests to leave, without the right to a refund.

 

Security Deposit

A deposit is required to cover any damage to the property and/or condominium, the amount of which varies according to the accommodation.

The security deposit will be refunded up to 7 days after check-out if there is no damage.

Any damage to the accommodation, furniture, equipment or accessories must be reported to Keep Properties during the stay. If not reported, the guest may be held responsible for the damage.

 

 

Check-in and Check-out

At check-in, the holder of the reservation and foreign guests will be asked for their identification document to confirm the information provided.

Unless otherwise agreed, check-in is available from 16:00. In the event of late check-in, the specific conditions of the accommodation must be consulted.Check-out must take place by 10:00, and all guests must vacate the accommodation by that time.

Any changes to check-in and check-out dates or times must be confirmed in advance by the host.

Guests are responsible for the safekeeping of the keys and/or remotes provided. In the event of loss or misplacement, a minimum charge of €45 will apply. If the intervention of a professional is necessary to open the door, replace locks or replace an access control, the additional costs will be borne by the guest.

 

Personal items

Keep Properties is not responsible for any items left in the accommodation after check-out.

Any belongings found can be returned at the guest's request. All expenses associated with the return are the responsibility of the guest.

 

 

Cleaning, bed linen and towels

The accommodation will be properly prepared before guests arrive, including cleaning and the provision of one set of towels per person and bed linen.

If you require a change of linen or extra cleaning during your stay, you must confirm availability and any additional costs with your host.

Guests must keep their accommodation tidy and return it in the best possible condition at check-out.

Waste should not be left inside the accommodation, at the door or in the common areas of the building (where applicable). It should be deposited in the appropriate public bins.

 

Additional Services

Keep Properties offers, on request and subject to confirmation of availability, additional services such as transfers, car rental, extra cleaning, laundry, cribs, and reservations for restaurants or activities.

Keep Properties is not responsible for services provided by external suppliers.

Extra beds and cribs must be requested in advance and are subject to availability at the time of your stay.

 

Maintenance and orders

Any problems in the accommodation (e.g. electrical faults, breakdowns, water leaks) should be reported to Keep Properties by email or telephone as soon as possible.

Resolution can take up to 72 hours or more if it depends on external services.

While respecting guests' privacy, Keep Properties reserves the right to access the accommodation for inspections, repairs or emergencies, always informing the guest in advance.

 

Noise, Illegal Activities and Safety

The night-time rest period, according to the law, runs from 22:00 to 08:00. During these hours, guests must maintain silence and avoid disturbing the neighbors.

Bookings for illegal or immoral activities are not permitted. The person responsible for the booking assumes responsibility for the behavior of the group and undertakes to avoid any illegal activity.

It is not permitted to disclose information that could identify the owner or the address of the accommodation.

Guests are responsible for their own safety and must follow the instructions given at check-in. Any risk identified must be reported immediately to Keep Properties.

Before leaving the accommodation, guests should check that the gas appliances are turned off, the windows closed and the air conditioning, heating and lights turned off.

 

Responsibility

Keep Properties limits its liability to the accommodation and the relationship with guests during their stay. It is not responsible for external factors such as noise, construction work, the neighborhood or building maintenance.

Small variations between the photographs and the actual state of the accommodation may occur, without compromising its quality or amenities.

No refunds or relocations will be granted for aesthetic or environmental reasons. It is the guest's responsibility to ensure, before booking, that the location of the accommodation meets their expectations.

Keep Properties cannot be held responsible for personal injury, theft, fire or interruptions in the supply of gas, electricity, water, telephone or Internet. Any crime or serious incident must be reported both to Keep Properties and to the competent authorities.

 

Legislation and Fortuitous Events

This contract is between the guests and Keep Properties, duly authorized to organize the rental of the accommodation.

This contract gives the guest the right to occupy the accommodation for the period and under the conditions agreed, without the guest acquiring any right to rent or exclusive possession.

In exceptional cases of unavailability of accommodation for reasons beyond Keep Properties ' control (e.g. water or gas leaks), the company will make every effort to relocate the guest to accommodation with similar characteristics, but will not assume any responsibility for any inconvenience.

 

Declaration of Intellectual Property - Trademark

The"Keep Properties" brand is used as a representative commercial name and is fully managed by Dias Assimétricos Lda, the owner of all intellectual property rights.

Although the trademark is currently in the process of being registered, its use in all communications, advertising and digital materials is intended to reinforce the company's identity and commercial image. The absence of the ® or TM symbol does not imply the waiver of property rights, and Dias Assimétricos Lda reserves the right to adopt all legal measures necessary for the full protection of the trademark, as well as for its regularization with the competent bodies.

 

Amendments and Applicable Legislation

Keep Properties reserves the right to update its terms and conditions whenever necessary.

It is the guest's responsibility to review the terms before making a reservation.

These terms and conditions are governed by Portuguese law and the Portuguese courts have jurisdiction to settle any dispute arising from the reservation.
